Common questions

How are the deadlines worked out?

From your building’s certificate of occupancy date, number of stories, county and distance to the coast — plus what you’ve already filed. The milestone inspection is due December 31 of the year the building turns 30 (25 near the coast), then every 10 years. SIRS repeats every 10 years for buildings of three or more stories. Miami-Dade and Broward county programs are layered on top. Filing a report recalculates everything.

Who can see what — and is our data safe?

Board members and the manager see everything; engineers can update inspections; unit owners see the building’s status and the records the board publishes, never board-only records. Every association’s data is walled off, every page and download is access-checked, changes are logged, and everything is hosted in the US.

We keep everything in Excel today. How hard is it to move?

Does it work for HOAs, or outside Florida?

It’s Florida-only for now, with Miami-Dade and Broward built in. HOAs under chapter 720 aren’t subject to milestone inspections or SIRS, but use the records portal, retention and owner access.

Is CondoSense legal advice?
